What we look at

Rural and acreageProperties outside metro footprints and on larger parcels.
Modular and manufacturedHomes permanently affixed and titled as real property.
Foreclosure bailoutsLoans that took a borrower out of foreclosure, underwritten on the exit.
Foreign nationalsInvestor borrowers without US credit, with documentation to support them.
Lines of creditBusiness-purpose lines secured by real estate.
Leverage, credit and loan sizeSet out in our guidelines and matrix, which approved sellers receive.

How we review

Unusual loans get the same full review.

After you accept our bid, our AI underwriting reviews the entire file (the valuation and the comparables behind it, the exit, and every loan condition) and our underwriters clear it. That is how diligence clears fast and we close what we commit to.

Fit

What sells well, and what gets kicked out

Sells well

  • A clear reason the loan sits outside a standard box
  • Comparables that support the value, however rural
  • A documented exit on bailout loans
  • Complete borrower documentation for foreign nationals

Gets kicked out

  • Manufactured homes not titled as real property
  • Subordinate financing behind the loan
  • A value with no comparable support
  • Pure commercial property

Common questions

Specialty loan questions

My usual buyer passed on this loan. Should I send it?
Yes. Tell us why they passed. A good loan that doesn't fit someone else's box is exactly what this program is for.
Do you buy manufactured home loans?
Yes, where the home is permanently affixed and titled as real property.
Do you buy foreclosure bailout loans?
Yes. We underwrite them on the exit, so the file should show how the borrower gets out.
