How we review

Cash flow, valuation and every condition, reviewed in full.

After you accept our bid, our AI underwriting reviews the entire file (the appraisal and both valuation approaches, the rent and expense support, and every loan condition) and our underwriters clear it. That is how diligence clears fast and we close what we commit to.

Fit

What sells well, and what gets kicked out

Sells well

  • Leases or rental history that support the stated rent
  • Taxes, insurance and any HOA included in the DSCR
  • An AMC appraisal with every unit inspected
  • Entity documents and guaranty in the file

Gets kicked out

  • A DSCR that leaves out taxes, insurance or HOA
  • An appraisal from outside an AMC, or units not inspected
  • Subordinate financing behind the loan
  • Short-term rental income with no support in the file

Common questions

DSCR questions

What appraisal do you need?
An appraisal ordered through a nationwide AMC and completed by a local appraiser, with every unit inspected. We value the property at the lower of the income approach and the sales comparison approach.
Do you buy short-term rental loans?
Yes. The income needs support in the file: booking history for an operating rental, or a market study for a new one, stated as such.
Do you buy loans to foreign nationals?
Yes, with the documentation the loan was underwritten on.
Who can sell DSCR loans to CorrFirst?
Originators approved through our seller process. Approval runs alongside your first bid.
Which expenses should the DSCR include?
Taxes, insurance and any HOA. Tell us the convention you used and we will price the loan on its own merits.
