Partially drawn loans are a normal trade here. After purchase, CorrFirst funds the remaining draws, so your borrower's next draw is never in question.

The borrower or the seller can request a draw.

Inspections

We order a third-party inspection. Once it is reviewed and approved, we release the draw to the borrower.

To get a bid: tape fields or portal registration

  • Original and current balance, note rate and maturity
  • As-is value, and after-repair value where there is one
  • Lien position, occupancy and loan purpose
  • Borrower credit score and experience
  • Payment status and days delinquent
  • Total holdback, amount drawn and amount remaining

After you accept: the loan file and collateral documents

  • Note, mortgage or deed of trust, and any modifications
  • Appraisal, through an AMC with a local appraiser
  • Title policy or commitment, and evidence of insurance
  • Closing statement and loan approval or conditions
  • Borrower and entity documents, including any guaranty
  • Payment history and current servicer information
  • Rehab budget, draw schedule and draw history

Fix & flip and bridge questions

Do you buy partially drawn loans?
Yes. The outstanding balance, the remaining holdback and the draw history need to be clear in the file. After purchase, CorrFirst funds the remaining draws.
Do you buy loans on multifamily and mixed-use rehabs?
Yes: multifamily to 25 units and mixed-use to 10 units with at least 50.01% residential, as well as 1-4 family.
Will you look at loans past their original maturity?
Yes, with the extension documented. A performing loan with a papered extension is a different asset from one quietly past maturity.
What matters most in the file?
That the budget, the scope and the after-repair value agree with each other, and that what has already been drawn is documented.
